Opulence12 Suites Rules and Guidelines

To ensure that all guests enjoy a safe, comfortable, and pleasant stay at Opulence12 Suites, we kindly request that the following rules and guidelines are observed-

Arrivals / Departures

Check-in time: 14:00PM

Check-out time: 11:00AM

Upon arrival a valid identification document is required for seamless check-in process (ID card, Passport, Drivers license, VAT number). Guests are allowed to provide the required documentation ahead of time via email at info@opulence12.gr.

Late check-out requests are subject to a charge of €30 per hour after 11:00AM.

Upon check out, please ensure that all personal belongings and valuables are collected. Any items that are left behind are not retained or stored by Opulence12 Suites. Claims for compensation for lost personal items or valuables will not be accepted or entertained. Guests are reminded to be aware of their personal belongings at all times.

Cleaning / Service 

Opulence12 Suites are fully services and cleaned every second day (2nd) between 09:00AM and 12:00PM. Guests are kindly requested to allow  access during this time frame unless otherwise arranged. Should guests wish not to be disturbed, kindly use the required notification signs so that you are not interrupted.

Requests for additional cleaning services, towel changes, or bed linens outside the above mentioned time frames or day will be charged at €40 per service.

Cleaning services are not provided or conducted on weekends (Saturday and Sunday).

Pets

Opulence12 Suites maintains a strict health code and as such pets are not allowed, however, requesting guests traveling with a pet are required to inform Opulence12 Suites in advance.

Only one pet up to 8kg may be permitted depending on approval, there are no exceptions to this policy.

The approval of a pet attracts a service charge of €20 per day.

Approved bookings with pets are subject to additional charges should the pet cause damage of any kind or form to Opulence12 Suites or any other area either communal or private within the Opulence12 Suites complex. There are no exceptions to this policy.

Guests failing to notify Opulence12 Suites about traveling with a pet attract a service charge of €40 per day and potential cancellation of their booking.

Opulence12 Suites reserves the right to cancel any booking requests that include a pet.

Additional Information

The mini bar contains items that are charged according to the price list displayed on the exterior of the mini bar door unless specified otherwise.

Opulence12 Suites are delivered to each guest fully functional and with all amenities provided. Any damages to the suite or its contents will be charged accordingly.

The Opulence12 Suite complex is comprised of 4 Suites. We kindly request your respect and consideration toward other guests and our staff.

Please keep all common areas, driveways and walkways clean and free of personal belongings.

Washing and drying facilities are located on the lower level accessible by stairs. Please inform Opulence12 Suites staff should you require to u se the facilities.

Opulence12 Suites does not offer child minding or caring services / facilities. Parents and designated guardians are responsible for the care and safety of children / minors. There are no exceptions.

Opulence12 Suites reserves the right to refuse admission to any guest regardless of their booking status.

There may be potential for noise from the surrounding neighborhood or within Opulence12 Suites. These circumstances are beyond our control and we apologize for any inconvenience caused.

Designated Quiet Hours

Daily from 15:00PM to 17:30PM and 23:00PM to 07:30AM

In the event where construction works wither private or communal are being conducted inside or outside the Opulence12 Suites complex, noise may be expected. These circumstances are beyond our control and we apologize for any inconvenience caused.

Smoking

All suites are strictly non-smoking.

Guests that violate this policy automatically attract a smoking violation fee of €500. There are no exceptions to this policy.

Extra Guest Charges

Children / infants 0-6 years of age – baby cot fee €20/day

Children 6-17 years of age – €30/day

Adults 18 years and above – €40/day

Gym and Sauna use

The gym and sauna facilities area comprises of the entire sub section of Opulence12 Suites located and accessible via stairs to the lower level. The lower level also includes toilets and shower facilities, washer and dryer facilities, store room and cleaning facilities, central network and communication cabinet, gym of which comprises fully functional strength training equipment such as-

• Cabled weight / resistance / smith cross-over machines and their related attachments,
• Adjustable gym bench,
• Free weights, dumbbells, barbells,
• Weight plates,
• Resistance bands,
• Rowing machine,
• Air-bike and any other gym related equipment either fixed or movable.

Sauna

The sauna facility comprises of a 2-4 seater Barrella model Balance Sauna for interior use only. For sauna use please notify Opulence12 Suites at least 24 hours for preparation.

Sauna construction

• 4cm thick Fir wood.
• External dimensions 205cm high x 140cm wide x 140cm long.
• Thermal radiator 4.5KW with power rating 220/380V stainless steel.
• Sauna stones.
• Dual bench – one left and one right of the thermal radiator.
• wooden footrest.
• 8mm safety glass door with wooden handle and magnetic close.
• Stainless steel screws and connectors.
• Internal lighting.
• Sauna accessories – wooden bucket, wooden ladle, hourglass, hygrometer and thermometer.
• Construction completed and assembled by hand.

Rules, Opening Hours and Guidelines

To ensure a safe, comfortable and enjoyable environment for all our guests, Opulence12 Suites requests that the following rules and guidelines related to gym and sauna use are observed-

Access and Age Policies

The gym, sauna and other facilities located within Opulence12 Suites are reserved exclusively for registered guests of Opulence12 Suites.

Guests must be 18 years of age or older to use the facilities.

Guests under 18 must be supervised by an adult at all times.

Operating Hours

The gym, sauna and other facilities located within Opulence12 Suites are open daily from 07:00AM to 18:00PM (Operating times may be adjusted seasonally).

Attire – Gym

Appropriate athletic clothing and clean training shoes are required before entering the gym.

Entering the gym bare-foot or with sandals or in swimwear is not permitted.

Wearing loose clothing is not permitted.

Attire – Sauna

Peshmetal towels and standard towels are available upon request.

Guests are permitted to use dressing gowns should they wish to do so between their suite, sauna and shower facilities.

Hygiene and Equipment Care

Please use a towel during your gym workout.

Kindly disinfect the equipment after each use using the provided materials.

Return all weights and accessories to their designated places.

Do not drop weights of misuse equipment.

Overloading the training equipment beyond that of its maximum capacity is not permitted.

Guests are not permitted to enter the gym if they are dirty or have returned from the beach – shower prior to using the gym.

Guests are not permitted to enter the sauna if they are dirty or have returned from the beach – shower prior to entering the sauna and after using the sauna.

Courtesy and Safety

Please be considerate and polite towards other guests and Opulence12 Suites staff members and management.

Limit the use of mobile phones, photography and videography devices, be considerate of other guests privacy.

Limit gym equipment usage during peak hours.

Personal music devices must be used with headphones.

Always keep company when gym training, never train alone using heavy weights without a spotter / partner.

Respect your limits, do not over-exert yourself – no horseplay.

Additional Information and Regulations

Gym and sauna use at the guest’s own risk / responsibility. Guests with any medical concerns, cardiovascular complications, flu, open wounds or any other medical condition that may be contagious must consult a physician prior to using the gym or sauna facilities at Opulence12 Suites.

Guests that feel unwell for any reason before, during or after using the gym and sauna facilities must contact the local Karpathos hospital of use the emergency contact number listed further down below.

There is no certified personal trainer, fitness coach, wellness or training specialist or any such service available on the premises – guests accept to use the gym and sauna facilities at their own risk.

Food, alcohol, chewing gum and beverages are not allowed.

No glass or sharp objects permitted within the gym and sauna facilities.

Smoking, vaping or drug use is not allowed.

Please keep aware and check your personal belongings before leaving.

Please report faulty or damaged equipment to Opulence12 Suites staff immediately.

Pets are not permitted within the gym or sauna areas.

Removing any of the gym or sauna equipment is not permitted.

Respect each others personal space.

No littering or rubbish within t he gym and sauna areas.

Using the gym or sauna after a heavy meal is strictly prohibited – allow 2 hours.

Observe emergency exits and fire alarms in case of an emergency.

Avoid wearing jewelry or personal items that may cause injury.

Usage of the gym and sauna facilities outside the designated operating times is strictly prohibited.

Opulence12 Suites reserves the right to restrict or deny access to ensure the comfort and safety of all guests.

Issuance and Notification

This General Information and Policies document is provided to each guest booking in one of the following manners-

Electronic format via email (PDF),

URL link via email, text, Viber, WhatsApp message,

Physically upon arrival at the Opulence12 Suites establishment.

INDEMNITY

Property Owner / Operator

Opulence12 Suites, including its owners, directors, employees, agents and representatives (hereinafter referred to as ‘Opulence12’).

Indemnifying Party

All guest/s that have confirmed bookings with Opulence12 Suites (hereinafter referred to as ‘guest(s)’).

Purpose

The guest/s acknowledge that they are entering, staying at, visiting, or making use of the premises, facilities, services, and amenities of Opulence12, including but not limited to accommodation, gym, sauna, walkways, stairwells, balconies, hallways, parking bays, parking ramps, parking areas, recreational areas and any related activities.

Assumption of Risk

The guest/s acknowledge that use of the premises and facilities at Opulence12 may involve risks, including but not limited to personal injury, illness, death, loss, theft, or damage to property. The guest/s voluntarily assumes all such risks, whether foreseeable or unforeseeable.

Use of Gym and Sauna 

The guest/s confirm that they are their invitees are physically and mentally competent and able bodied and accept full responsibility for gym and sauna use. The gym and sauna facilities are available as specified within the operating times permitted for use entirely at the guest/s own volution and risk. The guest/s agrees to follow all posted rules and safety instructions as explained  in this General Information and Policies document. Opulence12 shall not be held liable for any accident, injury or death arising from gym and sauna facilities use.

Children / Minors

The guest/s accept full responsibility for the conduct, safety, behavior, and actions of infants, children / minors or invitees under their care. Opulence12 shall not be held liable for injuries or accidents or death (either present or future instances) to the abovementioned parties due to lack of supervision.

Activities and Use of Facilities

Any activities undertaken at or within Opulence12 (including gym and sauna facilities, walking on uneven terrain, use of outdoor areas, or off-site excursions arranged independently) are done at the guest/s own risk. The guest/s confirms that they are physically and mentally fit and competent to participate in such activities. Opulence12 shall not be held responsible for injuries, losses, or damages arising from activities not directly organized or supervised by Opulence12.

Indemnity

The guest/s hereby agree to indemnify, defend, and hold harmless Opulence12 from and against all claims, demands, actions, damages, losses, liabilities, costs, and expenses (including legal fees) arising out of or related to-

• Injury, illness, or death of the guest/s or their invitees or pets,
• Loss of or damage to property and personal belongings or valuables,
• Any act, omission, negligence, or misconduct of the guest/s or their invitees,
• Use or misuse of the Opulence12 premises or facilities,
• Breach of the rules and regulations as well as safety instructions stipulated in this General Information and Policies document.

to the fullest extent permitted under Greek law, except in cases of gross negligence or intentional misconduct by Opulence12.

Waiver of Claims

The guest/s have been informed of and issued this General Information and Policies document and expressly and automatically agree to, recognize and understand all safety instructions and gym and sauna facilities rules and regulations as stipulated above and waive any and all legal rights and all claims (either present or future, foreseeable or unforeseeable) against Opulence12.

Medical Emergencies

In the event of a medical emergency, the guest/s authorizes Opulence12 to obtain medical assistance at the guest/s cost and expense. Emergency Contact Numbers are listed further down below.

Governing Law

This Indemnity and General Information and Policies document shall be governed by and construed in accordance with the laws of Greece. Any disputes shall be subject to the jurisdiction of the competent Greek courts.

Severability

If any provision of this Agreement or General Information and Policies document is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Full Agreement

The guest/s agree to all the above which constitutes the entire understanding between the parties and supersedes any prior arrangement, agreements or understandings.
